A collection of items mentioned above that I thought were key, with my thoughts added:

Ben:
A fridge … TV with porn, candles, a clean well stocked bathroom ... crockpot with warm water and washcloths…
My add:
Fully stocked bar. But if an intense session, only serve fruit juices.
Fully stocked fridge, especially with light munchies including energy stuff for the after cool down time (but, not the friggin cheap snack bars).
Chocolate works well. Various juices, perhaps sports drinks.
Perhaps something larger than a crockpot that can handle small towels. There's things microwave sized that dampens and heats towels.

Adrienne:
One room should be a sensual room, the other a bondage/pse room.
My add:
Excellent Adrienne, and yes two different themed rooms, but perhaps pse aspects in both.

That’s a basic client expectation item. But, also a table as bigmike mentioned.
Also consider other furniture. There are a lot of benches or chair “furniture” available as well.

Absolutely, little touches like this add to client’s comfort and trust. Tossing clothes into a corner is just not the thing.
This gets back to a stocked fridge, a stocked bar, etc.

My other adds,
Consider soundproof drapes or curtains for the “equipment room”.
A display rack for a collection of implements. Nothing is more eye-opening and sets up a session better than someone’s eyes going wide open.
For the bathroom, yes, client’s will use it, so a full set of guy, and gal, stuff.
In the shower, add a safety grab bar that folks can hold on to, as sometimes folks (and not just newbies) get a bit weak kneed.
But also helpful for shower playtime. Install must be done carefully as it needs to be weight bearing.
