Bad areas for Airbnb ?

Hello I’m currently in Airbnb in orange beach and I was thinking to rent on in mobile for my tour .As I recently rented one in Nola and was told by several clients it’s wasn’t a great area .I’m looking for recommendations and places to avoid

Personally Id stick to Downtown/Midtown and should be fine. The further you push away from Downtown(Dauphin st.) the more questionable things can be street by street.
