I am going to include the verbiage I used for an ad:



Business opportunity to any enterprising individuals or group!

Commercial space in Old Town, Maine, Ideal for a massage parlor, yoga or dance studio.

A large empty room, about 2,000 sq ft with dancefloor-like polished hardwood floor. A huge bay window overlooking the town river park. a bathroom, a break room. Heat is included in the rent. Across the road from "Yammas restaurant", next to a subway, the bus stop is directly in front of the building. One block from a pharmacy, 2 miles from a grocery store/strip mall. It is close to the UMaine Orono campus. We are asking $500/month for the first 6 months [to help encourage any new businesses to get on their feet], $700/month after that. I do not care if the tenant sub-lets to other businesses [hair stylists, yoga, massage therapists, whatever]. I have lots of photos available.

If you are interested in upping your business model, talk to me.
We bought this downtown building and I have been remodeling it. We really just do not want it to go vacant anymore. We set our rents as low as we can, just so the building can pay for its own taxes and utilities. We want to try to help small businesses to thrive.

I posted that ad on Craigslist with my phone number and within an hour I got many txt messages from two young ladies [20-somethings], sending me nude selfies and asking me to date them.

Nowhere in the ad, did I say anything about wanting to date.

And they kept sending junk to my cellphone until past midnight, when I finally turned my cellphone off.

I guess I am getting old, but I do not see anything in that ad to trigger such a response.

In full disclosure, I also got two responses from ladies interested in leasing the space [a licensed massage therapist and a cosmotologist].

I have had a few lookie-loos. One licensed massage therapist and a tattoo artist, both of these people have been in business for 10+ years and seemed to know how to run a business. I called the massage therapist back a few times, nearly begging her to sign the lease, but she got cold feet. As I am getting older, I could really use a good massage every month.

The tattoo artist signed a lease. He wants to bring in three more hand-wash stations, so he can be licensed to operate four tattooing stations. He has all of May to complete the plumbing, re-paint, etc. He wants to be open for business on the first of June. Apparently he is so good that he only does word of mouth business and he is booked up solid a year in advance.

I am tapped out of funds, I can not modify this building any further. So however he wants to modify his space, I dont care. So long as he pays for it.

In the future, I could see maybe tossing some money into the pot to help you to move here if that was too much a hurdle for you.
