Proof of income

Hello everyone,
So I found a few great places to call home,
I fixed my credit which at a low was 423 lol
Horrible right I know well it's now 621 in only a year
The only thing that seems to be stopping me from getting the lease
I want is proof of income and references , the only reference I have is from my past landlord
Anyone have quick fixes I've seen posts in the past of people willing to create pay stubs
If you know of anyone please let me know

congrats on the score boost - that's a huge one year jump...

a common path is tell the landlord you're "self employed";

create a legit looking business card (not difficult) and show a series of bank statements (say 6 mos) with cash coming in that can substantiate the amount you've shown on the application...

this last part is crucial for someone who otherwise has no way to document income...this approach is strong enough to get a mortgage
Put your cash in the bank and pay taxes. I'm not saying deposit all of it (nor pay taxes on all of it), but decide on how much you want to prove.

congrates on the turn around. The catch 22 when you make a lot of cash is you keep a lot but have nothing to show for it. Most self employed learn to balance this, you will get there.

Putting three kids through college I can tell you management companies are all crooked. In Austin they will charge you for just taking your application, and then find predictable reasons why they don't want you. They will overcharge for every little thing, take kickbacks from towers to tow your car, and then look for reasons to evict you so they can lease your unit to someone else while you're still paying for it!!

Forget about apartment complexes. Go on Craigslist and find an honest owner who has a duplex or a condo he needs to rent. If I were the ower I'd work it out in trade too. I like the porn site property sex where girls behind on their rent offer their pussies and assholes to be fucked by landlords and where hot brokers showing high end houses agree to fuck in the property in exchange for a contract. I love that shit.

Look at the Camden apts they don't require proof.
