Well Timmy we all pay taxes. The alcoholics have a Federal, State and Local tax on liquor. Chain smokers pay the tobacco tax. Even the really down on their luck people pay sales taxes on food, clothes, etc. Childless people pay school taxes. You own property, you pay property taxes. We pay sales tax to the city on the water the city sells us. Even in the movie "Its a Mad, Mad, Mad World" Jonathan Winters says everyone pays taxes. Even the businessman who robs, cheats and steals pays taxes Lol ��

Hello all....

First, I'm trying to figure out what's Timmy's point is in the opening of this thread.
Second, Missouri's property taxes are pretty low compared to some other states (Illinois for one).
Third, don't forget if you own a vehicle you pay a personal property tax on that and those taxes help fund local 911, schools, county roads and bridges, etc....
Fourth, if you think property taxes are BS, wait for the results of what is being discussed in Jeff City now. The very brilliant leaders we elected think eliminating the state income tax will lead to more revenue. The only way revenues will increase is by increasing other taxes like property taxes, sales taxes, etc.
Fifth, taxes are not, in and of themselves, evil. I appreciate the one who truthfully said, they pay for everything we enjoy.

Exactly. We live right next door to a world-class textbook case study on how governments operate.... K A N S A S. I remember when they were cutting taxes and telling everyone that revenue is going to skyrocket. And we all watched the exact opposite happen. It nearly bankrupted the state. It's past time to votes these idiots out of office.

I have lived here for 20+ years and have most original everything
so basing my "NEW" value based on homes that were upgraded to sell is absurd
The comps make no sense
majority of property taxes pay for public schools. whether you have kids or not. with school choice your $$$ goes with the child not to the public school.
Or some places its called school vouchers. that doesn't include state and federal $$ to public schools.
My homeowners insurance went up 25% this year. between county property taxes and insurance i'm renting my home from those two.

yes, the owner passes that expense to renters


but saying renters pay property taxes is just like saying, renters pay for the owners boat/vacation, or family food, because the rent includes the cost of those things also:

Tim, I would say they pay the taxes. It is a fixed yearly expense. So the owners include it in the rent. Now big repairs are something they don't pay. A small portion of the monthly rent goes to this. They don't pay the entire portion of say a new roof, driveway/sidewalk, waterheater, heating & cooling equipment, etc.

Govt = taxes
Sales taxes
Income taxes
Personal property taxes
Real estate property taxes


As for rental folks, yes it's the landlords cost, but the value is buried into the rent payment.

WTF is so important about who pays the taxes? Who cares? Renters also pay thousands of dollars per year and have absolutely nothing to show for it at the end of the year. As the owner, we are going to make a pretty hefty profit when we re-sell our property. At least smart owners will that is.
