Urban sprawl will engulf it within 2 more years, don't wait too long to get into the RE market as it will not get cheaper.

Traffic from 35W to 287 Avondale exit during rush hour is worse than anything DFW currently has. Choose your times of travel carefully.

I'm in and out of Alliance area allot so if you setup shop I look forward to a visit.
