Buffalo---where to avoid?

I'm going to be coming up to Buffalo in early June. Trying to get an idea of where to stay.. where NOT to stay, etc. when I'm in the area.

I always stay in 3 star or better locations, so "motels" aren't even a factor for me, just trying to get a good read on "bad areas" or parts of town that are known to be a bit more LE aggressive than others.
